Close Desk: a closing-conditions agent for commercial loans at community banks
An agent that chases, reads and checks commercial loan closing documents against the checklist. Community banks pay to close in days.
Competitive · Customers Bank closes loans in 7 days

Next step
Call the head of commercial loan operations at a $2–10B community bank. Ask how many of their closing days go to waiting on borrower documents, and whether a checklist agent would have to sit inside nCino or could run beside it.
Why now
A public bank put the 7-day number in an earnings release, so boards at smaller rivals will ask about it. Loan origination systems run the workflow, but most closing time goes to chasing conditions: insurance certificates, UCC searches, entity documents, appraisals. That chase happens over email and PDFs, outside the system. Our recent Policy Check card reviewed loan files against credit policy. This is the step after approval.
What became possible
Customers Bank ($27B in assets) says its AI pilot closed select commercial loans in 7 days, against a typical 30–60. Reading documents is now dependable enough to do this. Reducto is going after messy PDFs and scans. V7 Go reports 89% accuracy on its hardest graph queries over thousands of deal and underwriting documents, at 78% lower cost.
Two ways in
- Condition Chase
Reads borrower emails and attachments, matches each document to a closing condition, flags mismatches such as the wrong insured party or an expired certificate, and drafts follow-ups for the closer to send.
- Customer
- Commercial loan operations at $2–10B community banks
- Model
- Per-closed-loan fee plus a platform minimum
- Closing File Audit
After closing, checks that every condition has a matching document and exports an examiner-ready file.
- Customer
- Loan review and internal audit at the same banks
- Model
- Annual license
Competition
To win, a new entrant would probably have to sit on top of nCino, Abrigo and the bank's document imaging system rather than replace them. Its edge would be a deep library of defect checks for each document type, built from real closing files. It would also need to show it can cut days off closing fast enough to beat the incumbents adding similar features. Selling Closing File Audit on its own would be hard against entrenched exception-tracking tools. It works better as a by-product of the Condition Chase data, such as an examiner-ready export produced automatically from conditions already matched to documents. The biggest risk is that nCino or Abrigo ships a closing-conditions skill and bundles it for free.
Full competition notes (10 competitors)
The space is competitive but not yet locked up. The general tools are already here: V7 sells a loan-closer agent that checks insurance and corporate documents against the commitment letter. Abrigo, Lama and Uptiq sell agents that collect documents and send follow-ups. nCino is rolling out agents inside the loan origination system most of these banks already use. On the audit side, AccuAccount and CSI Hawthorn River already own exception tracking and audit prep at community banks, and Shastic Audra is putting AI on post-closing review. The part that still looks open is the email-driven chase in the window between approval and funding. That means reading what borrowers, insurance agents, title companies and borrower's counsel actually send to the closer's inbox, matching each attachment to a specific closing condition, catching small defects like the wrong named insured, a missing lender's loss payee endorsement, an expired good standing certificate or entity names that don't match, and drafting the follow-up email. Most incumbents start from their own portal and loan system rather than the closer's inbox. Most AI lending startups are focused on intake, spreading and underwriting, and Aloan says outright that it stops before closing documents. - V7 Labs – AI Agent for Loan Closers
The closest match to Condition Chase. V7 says the agent checks conditions precedent against the commitment letter before funding: insurance certificates, title policies, executed guarantees and corporate resolutions. It also says it confirms the bank is named as loss payee and additional insured and checks policy limits. It is sold as a horizontal agent, not a product built around community bank workflows. Capabilities are self-reported.
- Abrigo APX (Agentic Lending)
An incumbent community bank lending vendor. It markets governed AI agents that collect documents and send follow-ups from underwriting through closing. Many banks in the target range already use it, so it is a serious distribution threat.
- nCino Agentic Operating System / Banking Advisor
The dominant commercial loan origination platform. ConnectOne Bank deployed its agents across commercial lending in July 2026. I found no closing-condition checklist agent yet, but nCino could easily build one into the loan file it already holds.
- Lama AI
Modular lending agents covering intake, document collection, underwriting, closing and portfolio monitoring. Lama says they are in production at community banks.
- Uptiq
Commercial lending AI with an intake agent that works with borrowers to collect required documents, plus a monitoring agent for the life of the loan. Its focus is earlier in the process than closing conditions.
- AssemblyEngine
Focused on commercial loan closing for community banks. It generates closing packages and pitches cutting closings that typically take 3 to 6 weeks. That is next to condition chasing, and a natural place for it to expand.
- Alogent AccuAccount
An established loan document imaging and exception tracking system tied to the bank's core system. It tracks insurance, collateral, UCC filings and other exceptions, and is marketed on cutting audit prep. It competes directly with Closing File Audit, though it is rules-based rather than an agent that reads documents.
- CSI Hawthorn River Exception Tracking
Raises missing-document exceptions when a loan closes and sets reminders for recurring documents, for CenterDoc banks. Like AccuAccount, it is an incumbent for the post-closing audit idea.
- Shastic Audra
An AI audit agent that automates pre- and post-closing loan reviews, flags exceptions and syncs findings back to the loan system. It is close to Closing File Audit.
- TrustLayer / Vertikal CertFocus / Verisk CV-VaaS
AI certificate-of-insurance and coverage verification, including insurable interest, additional insured status and limits. TrustLayer names banking as a vertical. These cover the insurance-mismatch part of Condition Chase as a standalone point solution.

Risks
- nCino and other origination vendors can bundle the same feature
- Integrating with core banking systems and getting through bank IT review is slow
- A missed condition becomes a credit loss, so the bank will want a person in the loop
- The Customers Bank pilot covered select loans only
